Will you list my house on the MLS, or actually buy it?
We actually buy it. We're not agents and we don't list houses. We're a local company that buys houses across Augusta and the CSRA, then repairs them and either resells them or keeps them as rentals.
Do you pay fair prices?
Our offers are fair for a house sold as-is with no commissions, repairs or closing costs. They're usually below full retail value, since we take on the repairs, the costs and the risk of reselling. Many sellers value the speed and certainty more than squeezing out the last dollar, and there's never an obligation to accept.
How do you decide what to offer?
We look at the location, the condition, what repairs are needed, and what comparable houses in your neighborhood have recently sold for. We'll walk you through those numbers so you can see how we got there.
Are there any fees or commissions?
No. There are no fees or commissions, and we pay the normal closing costs. You receive the offer amount at closing, minus any mortgage payoff or liens.
How are you different from a real estate agent?
An agent lists your house and looks for a buyer, then takes a commission (typically 5–6%) when it sells. We are the buyer. We pay cash, so we can decide quickly and close in as few as 14 days, without showings, appraisals or financing contingencies.
Is there any obligation when I submit my information?
None. We'll look at the details, maybe call you with a few questions, and make an offer. Whether you accept is entirely up to you, and we won't pressure you or keep calling.
Do you buy houses with tenants?
Yes. We buy rentals with tenants in place, including tenants who are behind on rent, so you don't have to handle an eviction first.
Can you buy my house if I'm behind on property taxes?
Usually, yes. Back taxes are paid out of the sale proceeds at closing. The sooner you reach out, the more options you have before a tax sale.
Do you buy in South Carolina?
Yes. We buy in North Augusta and Aiken as well as Augusta, Evans, Martinez, Grovetown and the surrounding Georgia counties.
Do you buy vacant land or acreage?
Yes. We buy lots and acreage across the CSRA, including landlocked parcels, land that won't perc, and land with back taxes or heirs' property. Learn about selling land to us.
Do you buy mobile homes?
Yes, when the land is included: single-wides and double-wides on land you own, including older homes and homes needing major repairs. We don't currently buy homes on rented lots in parks. Learn about selling a mobile home.
Can I sell an inherited house before probate is finished?
Often, the sale can be lined up while probate is in progress and closed once the executor has authority to sell. We can coordinate with your probate attorney and the closing attorney to keep things moving.
What if I owe more than the house is worth?
Call us anyway. Depending on the situation, a short sale negotiated with your lender may be an option, and we can talk through it with you.
